Do I need an appointment?
Yes, please call before visiting so we can confirm a time. Same-day appointments are often available, and Saturday appointments are available from 11 am to 2 pm.
Which languages do you speak?
Services are available in English, Punjabi, Hindi and Urdu.
Where are you located?
Unit 20, 2565 Steeles Ave E, Brampton, ON L6T 4L6. The office serves clients from Brampton and across the Greater Toronto Area.
How do I get a quote?
Call 905-790-3636 or email info@shergilllawfirm.ca with the type of transaction and the price or details. Every quote lists each charge up front.

When should I contact a lawyer when buying a home?
As early as you can, ideally before you sign the Agreement of Purchase and Sale, or as soon as it is signed. That leaves time to review conditions, the closing date and anything unusual in the agreement.
What is land transfer tax?
Ontario land transfer tax is paid by the buyer when the transfer is registered on closing. It is calculated on the purchase price. Brampton does not charge a separate municipal land transfer tax; the City of Toronto does.
Are first-time home buyers eligible for a refund?
Eligible first-time buyers can receive a refund of Ontario land transfer tax, up to a maximum set by the province. Eligibility depends on your circumstances, so tell us at the start if this may be your first home. Preparing the refund claim may add a small charge.
What is title insurance and do I need it?
Title insurance is a one-time policy that protects against certain problems with the title to a property, such as title fraud or some survey and work-order issues. Many lenders require it. We explain the policy and its cost as part of your quote.
What is a condominium status certificate?
A status certificate is a document from the condominium corporation about the unit and the corporation's finances, including common expenses, the reserve fund and any legal actions. Buyers often make their offer conditional on a lawyer reviewing it.
What happens on closing day?
The balance of the purchase price is sent to the seller's lawyer, the transfer and any mortgage are registered electronically, and the keys are released once registration is complete. We confirm with you when it is done.

What is the difference between a notary and a commissioner?
A commissioner for taking affidavits administers the oath or affirmation when you swear an affidavit or declare a statutory declaration. A notary public can also certify true copies of documents and attest signatures. In Ontario, lawyers are commissioners by virtue of their office, and Paramjit Singh Gill is also a notary public.
What identification do I need?
Two pieces of identification, and one of them must be government-issued photo ID. The name on your ID should match the name on the document.
Can I sign the document before I come in?
No. You must sign in front of the notary or commissioner, so please bring the document unsigned.
Do children need a consent letter to travel?
The Government of Canada recommends a consent letter when a child travels abroad with only one parent, or with someone who is not a parent or legal guardian. We can draft and notarize the letter for you.
Can you draft an invitation letter for a visitor visa?
Yes. We draft and notarize invitation letters for family and friends applying to visit Canada. Bring your own details, your visitor's details and the purpose and dates of the visit.
Will you explain the legal effect of my document?
Notarization confirms identity and the signing, not the contents. We do not give legal advice on documents brought in for notarization, and notarizing does not create a solicitor-client relationship. If you want advice on a document, ask about booking a consultation.
